Lamar here, and I want to tell you a quick story about the worse advice I have ever received...

"Lamar, You need to Put Your Dreams on Hold..."
This was by far the worst advice I have ever received. It was exactly two years ago before I got out of the Army. It was from a Supervisor of mine, who shall be left unnamed. You see, when I was getting out of the Army, there were some people encouraging me and supporting my decision, but there were a whole lot of people trying to stop me from getting out. I was hearing so many excuses about why I needed to stay in the ARMY.
All these excuses and much more were drilled inside of me everyday. I was starting to get a little fearful, if I was making the right decision.... Could I really handle the Civilian World? ![]() Excuses, Excuses, Excuses...
I'm here to tell all you Excuse Makers (if the shoe fits, wear it) that the longer you keep making excuses, the longer it will take for you to reach your goals. I promise you that. I used to be an Excuse Maker too. lol Well, I still slip up ever now and then, but that's only because....Nevermind... Common excuses that I hear in the Real Estate Industry all the time are: "I don't have enough money to invest in Real Estate" - You can truly invest in Real Estate, with little or No money down. FYI (it's not a gimmick!) "I don't have any experience to invest in Real Estate" - With all the free information floating around the net (Google), not only that, there are local rei clubs where you can meet other investor, there are mentors, coaches, and all types of individuals that will be more than happy to assist you. If you don't have experience, then you have to "Leverage OPE" (Other People's Experience). "I've read all the courses, heard it all, and tried it all....it doesn't work"- Ok, stop lying to yourself, because if you look at your fellow investors, you'll see that they're making it work. That's proof enough that you haven't done it all, right? "My credit stinks....Nobody will give me a loan."- Whenever I invested in Real Estate, nobody ever asked me if they could check my credit. On top of that, I know if I needed a loan, I could easily talk to Hard Money Lenders or Private Investors. If the income potential is there, you'll get the money you need, no questions asked. They don't care about credit, they care about ROI. "Have you seen the Market! Sub Prime. Ahhhhh!...I'm going to wait until it turns around."- Give me a break. This is just as good as anytime to invest in Real Estate. The prices are low and that means lots of Equity Growth for you! There are so many strategies you can use. Wholesaling, Lease options, Sub 2 investing, Shortsales, etc. You just have to be a little more creative, but you can still make $$. Or you could just sit around making excuses and let me make all the $$. (just kidding...) "My partner screwed me over....I don't want to mess around with that REI stuff." - Ok, I'm sorry to hear about your partner, but then again....Isn't it time you stop feeling sorry for yourself? Your partner screwed you over....Ok, get over it! Now it's time to grit your teeth, get into the trenches, and make something happen! Do whatever it takes. Just be careful this go around and don't give up! "I don't have a big Investor List"- I have 4 words for you.... Consistent Marketing & Consistent Networking. We'll touch on this subject more in the upcoming weeks. I have some plans in the pipeline we're I might be implementing a free resource page that you can use to assist you with your list building, networking, and marketing. I'm not sure when though. Anyway, I could go on all day listing common excuses that people make in todays Real Estate Industy. But, I'm not going to do that. I don't put money in my pocket by making excuses. I put money in my pocket by obtaining the specialized knowledge to do deals and make it happen!
