This was by far the worst advice I have ever received. It was exactly two years ago before I got out of the Army. It was from a Supervisor of mine, who shall be left unnamed. You see, when I was getting out of the Army, there were some people encouraging me and supporting my decision, but there were a whole lot of people trying to stop me from getting out. I was hearing so many excuses about why I needed to stay in the ARMY.

All these excuses and much more were drilled inside of me everyday. I was starting to get a little fearful, if I was making the right decision.... Could I really handle the Civilian World? Someone once said that, "Obstacles are those frightful things you see when you take your eyes off your goals." ( I think it was Zig Ziglar...)

I believe that Obstacles and Excuses go hand in hand. They're one in the same.

Here's an excerpt from Zillow.com that I found quite interesting. Watch out for this one! It's called the "Spanish Real Estate Scam...

Be aware of a scam that could see you thousands of Euros ( or dollars) down. The worse thing about this scam is that you will be very reluctant to report it to the the authorities.

So how does this scam work? How do these shady buyers get their cash? Well its a little bit of greed on the part of the seller and cunning on part of the buyer.

We all want to save money and if a buyer suggests a way to save money on the deal you will probably consider it.

Those selling a property may wish to avoid tax or seemingly help buyers avoid tax by accepting deposits in hard cash. So the buyer supplies his deposit in 500 Euro notes (or dollars) which - you guessed it - turn out to be counterfeit. The con revolves around the common practice of declaring to the authorities’ only part of the sale price and paying the rest in cash. Normally, this extra payment, known as “B” money, is paid in the notary’s office where the sale documents are signed – after the official has left the room.

How many people would notice that they were being paid with counterfeit 500 Euro notes (or any type of fraudulent funds)? Many people have never seen one and what good would it do? By then, the deeds would already have been signed, and calling the police would not be an option – the victim would have broken the law.

Watch out for garbage like this and continue to invest ethically. You'll be rewarded in the end.



Excuses, Excuses, Excuses...


The theme for this month's newsletter is obviously "Excuses". I hear about so many wannabe and even seasoned real estate Investors who make excuses about why they can never get started investing in Real Estate, or why that just gave up because of the market. Those type of Investors will never make it big in Real Estate unless, they do whatever it takes to make it happen! There are so many excuses you can give about why you haven't accomplished this or why you haven't accomplished that, but what are those excuses doing for you....besides holding you back. No one is making excuses for you, unless your still hanging around that crowd that tells you..." Yeah, you're right, that stuff doesn't work any more...You can't buy houses in this market..It's too risky" All that crap their filling your head with.

I'm here to tell all you Excuse Makers (if the shoe fits, wear it) that the longer you keep making excuses, the longer it will take for you to reach your goals. I promise you that. I used to be an Excuse Maker too. lol Well, I still slip up ever now and then, but that's only because....Nevermind...

Common excuses that I hear in the Real Estate Industry all the time are:

"I don't have enough money to invest in Real Estate" - You can truly invest in Real Estate, with little or No money down. FYI (it's not a gimmick!)

"I don't have any experience to invest in Real Estate" - With all the free information floating around the net (Google), not only that, there are local rei clubs where you can meet other investor, there are mentors, coaches, and all types of individuals that will be more than happy to assist you. If you don't have experience, then you have to "Leverage OPE" (Other People's Experience).

"I've read all the courses, heard it all, and tried it all....it doesn't work"- Ok, stop lying to yourself, because if you look at your fellow investors, you'll see that they're making it work. That's proof enough that you haven't done it all, right?

"My credit stinks....Nobody will give me a loan."- Whenever I invested in Real Estate, nobody ever asked me if they could check my credit. On top of that, I know if I needed a loan, I could easily talk to Hard Money Lenders or Private Investors. If the income potential is there, you'll get the money you need, no questions asked. They don't care about credit, they care about ROI.

"Have you seen the Market! Sub Prime. Ahhhhh!...I'm going to wait until it turns around."- Give me a break. This is just as good as anytime to invest in Real Estate. The prices are low and that means lots of Equity Growth for you! There are so many strategies you can use. Wholesaling, Lease options, Sub 2 investing, Shortsales, etc. You just have to be a little more creative, but you can still make $$. Or you could just sit around making excuses and let me make all the $$. (just kidding...)

"My partner screwed me over....I don't want to mess around with that REI stuff." - Ok, I'm sorry to hear about your partner, but then again....Isn't it time you stop feeling sorry for yourself? Your partner screwed you over....Ok, get over it! Now it's time to grit your teeth, get into the trenches, and make something happen! Do whatever it takes. Just be careful this go around and don't give up!

"I don't have a big Investor List"- I have 4 words for you.... Consistent Marketing & Consistent Networking. We'll touch on this subject more in the upcoming weeks. I have some plans in the pipeline we're I might be implementing a free resource page that you can use to assist you with your list building, networking, and marketing. I'm not sure when though.

Anyway, I could go on all day listing common excuses that people make in todays Real Estate Industy. But, I'm not going to do that. I don't put money in my pocket by making excuses. I put money in my pocket by obtaining the specialized knowledge to do deals and make it happen!

Every time you make an excuse, think of the following quotes, and try a little harder:

Benjamin Franklin:
He that is good for making excuses is seldom good for anything else.

He who excuses himself, accuses himself.

Hold yourself responsible for a higher standard than anybody else expects of you, never excuse yourself.

Lamar here, and man does it feel good this morning. I love the month of April for many reasons. As I stepped outside this morning there was a calm that came over me because of the simple fact that spring is finally here. Well at least, here in Virginia. Seeing the sun shining, the flowers blooming, and feeling that light breeze of wind blowing, it''s definitely refreshing. I know the kids will be full of energy, urging me to take them outside on a daily basis. Sometimes, it's important that I pull myself away from my biz and give them the time they deserve. Afterall, they're part of the reason I do what I do.

Anywyay, this has been a busy month for me. Not only did I celebrate my 25th Birthday on April 12th, (By the way, I want to give a special thanks to everyone who sent me birthday wishes, e-cards, etc. It really meant a lot to me), I also bought a new home for my family and I, along with adopting a New Real Estate Investing strategy that I'll be telling you all more about in the upcoming months. It is definitely making an impact on our life and it's reshaping my business as a whole.

What Goes around Comes around

Watch out for scams like these when doing your deals!

Here's an excerpt from a website I found about a common scam called "rent skimming"

Rent skimmers prey on troubled borrowers worried about losing the house. They agree to take over loan payments and let the owner stay and pay rent. Wagner says skimmers don't pay the mortgage, but collect a few thousand dollars in rent before the lender initiates foreclosure.

A variation on that has the scammer persuading the homeowners to file for bankruptcy a day or two before the scheduled foreclosure. That stops foreclosure proceedings long enough for the scammer to make off with a few more months' rent, Wagner says.

Watch out for scams like this and do not get involved, no matter how attractive it looks. You'll be sorry in the end. I hate scammers!



Is Time Really on Your side?

This Month I really wanted to touch on the subject of Time. Some people say, "Time is on Your Side". When you hear that, do you really believe it? Are you waiting for that special day to pop out of the sky and your a millionaire relaxing on a tropical beach, sipping on a pina colada? I can almost guarantee that you will never ever see that day unless you do what it takes to make that happen, starting today. For those that have made it there...Congratulations, now give back and help someone else get there if you're not doing so already!

Many Investors and professionals want to be successful, but they don't want to put in the work. Somebody has to put in the work. If it's not going to be you, then who? Just like the book above, you can always outsource tasks that you don't feel like doing. But, the bottomline is that those tasks need to be completed on a consistent basis, in order for you to reach your goals. Don't do everything by yourself. You're not alone..


Time is only on your side if you want it to be. Essentially, the clock will keep ticking and ticking. Don't be like the clock. Don't just keep ticking and ticking....waiting and waiting. REAL ESTATE SCAM ALERT!!




It's idiots like this that give us ethical and honest Investors a bad name! This came from a friend of mine:




Hey Lamar,




Please pass this email on to any real estate investor that you know. Particularly new investors just getting started. The following scam has been attempted on us twice in the last 30 days.




Since it seems to be popular right now I am getting the word out to everyone on our list.




The Setup




An investor is interested in purchasing one of your investment properties. He will always be out of state (a component of the scam). He needs to wire funds, or send you a check for the earnest money deposit.




The Accomplice




This investor will always have someone 'local' that he needs you to pay out of the money he sends you. In other words, the earnest money deposit will always include additional funds for you to give to his local partner (this local partner can sometimes even be an "attorney." This is to lend credibility to the scam. Whether or not the person is an attorney remains to be seen).




The Delay




There will always be a reason for a payment delay that will necessitate you paying the accomplice in advance. This too is a critical element of the scam. In some cases the investor will actually send you a UPS or FedEx tracking number to assure you that payment is on the way.




The Scam!




The check, if it arrives, will never be real. The hope is that you will pay the accomplice in advance of getting your check. This is the money that they will make. In both cases they tried to get $1,750.00 from us in advance (for the accomplice).




Telltale Signs




The investor will rarely use a real name and never supply a contact phone number. You will never be able to reach the accomplice (attorney or otherwise) to speak with them in person. If you do receive the payment it will always be a check drawn on a bogus account, from a fictitious branch of the bank. The bank may be real (in these cases it was Wachovia and SunTrust. But the contact on the check or the bank will never be real.




Avoiding the Scam




Obviously, the easiest way to avoid this scam is to make sure you request a Cashiers Check (which I did not receive in either case). Also NEVER pay anyone from the check until it clears and the funds are in your bank.




Variation of this Scam.




Another variation is the investor asking for your account information to do a wire transfer of funds into your account. This will really have to be your call. I've heard of many Investors who have no problem transferring funds via wire transfer to complete deals. Bottomline, if you don't trust the Investor you're doing business with, then don't do business with them. Build a genuine relationship!
















In many cases these guys are not just out of state but out of the country. From what I'm being told these scams proliferate when the market is slow and investors are willing to go out on a limb to get new investors.While there are many great deals to be done out of state and I'm sure out of country, you need to be wise and use good judgment upfront. By doing so, you'll build your confidence, eliminate fear, and execute more deals whether local or out of state! Personally, I love out of state deals!
